Once the guest house on the property, Villa Rosen has recently undergone an extensive renovation with meticulous attention to detail. The villa offers four bedrooms, each with a marble ensuite bathroom, accommodating up to nine guests. Two of the guest rooms have a glazed veranda where you will hear the gentle murmour of the Traun river. The villa is fully equipped with a modern kitchen, a dining room for eight, a living room with a decorative fireplace, and a study/lounge that will ensure a comfortable and a luxurious stay.
Alongside more than 3,200 square feet of living space, guests can enjoy a large terrace and garden with incredible views of the mountains, as well as a sauna and gym housed in a 200-year-old wooden cabin.

The fully equipped, state-of-the-art Kitchen features Miele appliances and steamer, water kettle, coffee machines (Nespresso and French press), and much more. Enjoy your meals in the Dining Room with seating for up to 8 guests.

The Green Room Suite, or the “Flower Suite”, is located on the second floor of the house. Facing southwest, it has a view of the Dachstein and the Zinken mountains. The bedroom has a king size bed, glazed veranda, cable TV, WiFi, safe, and sofa. This room also offers a second small Bedroom/Study with a pull-out sofa bed and writing desk, accessed by a separate entrance.
The Ensuite Bathroom features marble tile, high quality towels, toilet with bidet, and a shower equipped with a modern infrared system for muscle relaxation and overall health. Bathrobes are available upon request and are free of charge.

The Red Room, or the “Japanese Room,” is located on the first floor of the house. Facing southwest, it has a wonderful view of the Dachstein. The bedroom has a king size bed, glazed veranda, cable TV, WiFi, safe, sofa, and a writing desk.
The Ensuite Bathroom features marble tile, high quality towels, and a shower equipped with a modern infrared system for muscle relaxation and overall health. Bathrobes are available upon request and are free of charge.

The Golden Room, or the “Venetian Room”, is located on the first floor of the house. Facing northeas, it has a wonderful view of the Loser, the Villa Liechtenstein and our "forest garden." The bedroom has a king size bed, glazed veranda, cable TV, WiFi, safe, and a writing desk.

The Blue Room, or the “Viennese Room,” is located on the second floor of the house. Facing northeast, it has a fantastic view of Villa Liechtenstein, the Loser mountain and the Trisselwand mountain. The bedroom has a king size bed, cable TV, WiFi, safe, and a writing desk.

The villa has an inviting Living Room that features a beautiful fireplace (provided only as decoration) and comfortable seating. The adjacent Study/Lounge allows for a separate space to read or work, leaving nothing to be desired during your luxurious holiday.

The Media Room is a large space with woodburning stove and access to the Terrace. It also doubles as a lounge, workspace for seminars and retreats, and cinema room.

During your stay, you'll have access to a comfortable private Terrace with garden furniture, tables, and sunshade. You can also enjoy the large Garden with bowling green. Two of the guest rooms have a Glazed Veranda where you will hear the gentle murmur of the Traun river.

If desired, you may utilize the private, modern Sauna in our 200-year-old wooden cabin with a shower and toilet.
The cabin also features a Gym and Relaxation Room. The gym is equipped with a multifunctional exercise machine, adjustable dumbells and exercise mats.
Note: The use of the cabin for sauna or exercise is free of charge, but please arrange availability with the local house manager.

For your convenience, the Bicycle Room has an electric charging station, and the Ski Room has lockers and ski boot warmers.
